Maintenance

BMS & EPMS maintenance for data centres and critical infrastructure

Planned, reactive or SMART, on site or remote, delivered by one team and one relationship, so your building's performance never depends on which type of problem shows up next.

The common problem

Maintenance problems
are quiet, right up
until they aren't

A BMS controls 60 to 80% of a building's total energy consumption, so when maintenance slips, it rarely announces itself as a maintenance problem first.

It shows up as a creeping energy bill, a compliance gap nobody flagged, or a comfort complaint that turns into a bigger fix than it needed to be.

60–80% of a typical building's total energy consumption runs through the BMS

A poorly maintained system inflates far more than just the maintenance line of the budget.

15.5% forecast annual growth rate of the BMS market

More buildings are coming online with more complex systems every year, which means more at stake in who's maintaining them.

75% of ABEC’s maintenance clients renew rather than switch

Where a contract is lost, it's overwhelmingly to the client bringing maintenance in-house, not to a competitor doing it better.

How maintenance works

Three ways to keep a BMS running. One team behind them all.

Planned Maintenance

Scheduled Planned Preventative Maintenance visits, working through an agreed checklist, with detailed engineering reports after every visit covering what was done and what we'd recommend next.

Reactive Maintenance

When something fails, engineers are on-site within a guaranteed response window, flexible, next day, 4 hour or 2 hour, depending on what the building needs.

SMART Maintenance

Our most advanced model. An analytics platform sits above the BMS, monitored remotely through our Smart Hub bureau, spotting risk early and closing the loop between building data and action on site, rather than just reporting on completed visits.

Why clients stay
with ABEC

Already have a maintenance provider?

Most maintenance enquiries come from buildings
that already have someone doing this.

ABEC can take over a contract mid-term, working
from whatever system is already installed,
regardless of which vendor put it there.

System house status, not just familiarity

ABEC holds system house status with many of the
mainstream BMS manufacturers. That’s a formal
accreditation to service these systems directly, not a workaround.

World-class service, regionally

Roughly three in four clients ABEC installs for
choose to keep ABEC on to maintain the system.

That’s what happens when the same team designs,
installs and then maintains a building’s controls with
world-class service.

Proof, not promises

Frequently asked questions

We already have a maintenance provider. Can you take over mid-contract?

Yes. ABEC can take over maintenance on systems it didn't originally install, working from whatever's already in place.

Do you only maintain systems ABEC installed?

No. ABEC holds system house status across many of the mainstream BMS manufacturers, so existing systems from other installers are supported too.

What response times do you guarantee?

Flexible, next day, 4 hour or 2 hour response windows, depending on what the building and the contract need.

What does SMART Maintenance actually add over planned and reactive?

An analytics platform above the BMS, monitored through ABEC's Smart Hub bureau, so issues are flagged and acted on before they become a failed visit or an unplanned callout.
